Hi All,
It is a territorial situation.  Depends to a certain extent on what other
BIG companies are doing in the area. If there have been some layoffs or
closures and/or rumblings of same, people start holding on to their money.
Food and shelter are more important.  And they start shopping around for the
"cheapest" guy in town.  Unfortunately they pay for their mistake as they
usually get a poor job.
