A true word indeed. Perhaps the best reason to at least try to be a little familiar with the market. Is there a fairly easy to be "familiar with the market"? Then there is the fact that each market is unique............................. I struggle with that and won't even do appraisals, but will sometimes offer an "opinion" if someone asks. But I then think immediately of "G" a local who does appraisals, and knows his stuff- probably the best local rebuilder. But he and i would come out differently on virtually everything. One's own socioeconomic level affects things some, the kind of instruments one will call a "piano".............
