Regular maintenance actions performed during tuning calls?

For me, the simplest approach is by the hour. 1st hour is $X.00, each hour after is slightly discounted per hour. A typical tuning appointment is 1 hour. If I have to pitch raise the appointment might take 1.25 hours...thats 2 passes through the piano...every string. I explain to the customer if anything other than tuning comes up and I can get it fixed within the appointment time there is no charge...all subject to what I run into. I quick vacuum what is easily accessible during the appointment. It's important to ask if they are having any problems such as sticking notes, pedals...whatever. This info can let you add to the appointment in advance. I think one of the fears we tuners have is losing the customer if we are too expensive....we have to get over that...!!!!
