This won't help you much, if any, but for many years we've had a "we are 
not a rental agency" policy.

Not that we have a huge chance of snowballing here, other than with 
actual snow. It was felt that the tech here (me) was already full-time 
and rentals would not only impinge on my time, but issues like 
insurance, damage, drayage and temporary replacements weren't worth the 
alleged income.
