We had a similar situation at USC. Overflow recital space had a Baldwin SF-10 in a closet storage room off stage in a 250-300 seat lecture hall. Was used once a year, and never needed tuning. We moved it to where it would get more use, no closet, etc., and it wouldn't stay in tune a week.
