I also need to mention accessibility.  Elevators large enough to run a
"D" is an absolute requirement.  Hallways wide enough to make tight
turns with at instrument.  If such are not available you could look at
_serious_ piano mover expenses.

You office space has to have room for a computer and it's equipment and
so it can be protected from dust and fumes.  Books, reference works,
file cabinets for catalogs, records, papers and all the other stuff that
goes along with an office.  Think about this, 500 square feet is only a
space 22x22 feet.  A _small_ two car garage.  It is not enough space. 
750ft^2 is better.

Good lighting, superior air circulation and removal, OSHA requirements
must be met, gads, the list goes on and on.  You will need to consult
with several people, janitors, electricians (lots and lots of outlets,
220v, lighting) plumbers if you have water access, environmentalists for
air handling, carpenters for cabinet construction (I was a good
scrounger and I do wood work so it was less a problem for me), police
for security measures, a good sound system, yadda, yadda, yadda.
